To give you an accurate evaluation on your home is more complicated than just a click of a button like some web sites will give you. The biggest thing is a in person consultation. But that's the last step. First I will need your address. This will give me the basic information to run comparables to your home. To create a baseline or average dollar per total square foot for your neighborhood. I will compile a group of houses that look as close to your home I can find, that are currently for sale, under contract, and have sold in the last 90 day. These houses will be a copulation of houses that need a lot of work (Fix & Flippers dreams houses); The average for your neighborhood, and The Best of your Neighborhood. I will look at the Median days on market and price for your neighborhood. This all take a few hours for me to compile. Once I have all this compiled we will schedule a time that works best for us to meet. I require all decision maker present if possible. At our consultation you will show me the best and worst of your home. I am not there to judge but to assist you in selling your home. We will sit down and go over all the information I have compiled. We will compare your home to the other house for sale and discuss what improvement you are willing and able to do. To turn your home to a House for sale on the open market.  Final we will come up with a competitive price point for your home. At which time I will ask you you sign a contract to use my service. If you are not ready to make that decision all the information we went over will be in a packet I created for you and will be yours to do as you please with it. As this is a NO OBLIGATION CONSULTATION. I believe that information should be given freely and my services should be earned.
If you do decide to use my services at the time of the consultation. We will discuss the time you will need to transform your home into a House for sale and ready for the professional photographer to come in to create the foundation of all the marketing we discussed.
